Structural Assessment: What Inspectors Look For

A property's structural integrity is fundamental to its safety and value. During a home inspection, we evaluate the foundation, framing, roof support, and other structural elements. Understanding what we're looking for helps you recognize the significance of any findings.

Foundation Inspection

The foundation supports the entire structure. We examine the foundation material — whether it's concrete slab, poured concrete, concrete block, or stone — looking for cracks, settling, moisture infiltration, and signs of water damage.

In Colorado, foundation issues can result from seasonal frost heave, clay soil movement, or inadequate drainage. We look for patterns that indicate structural stress and assess whether issues are minor cosmetic cracks or serious settling concerns that affect the home's integrity.

Framing and Wall Systems

We inspect visible framing in the attic, basement, and crawlspace to evaluate structural condition, past damage or repairs, pest damage, and proper connections. We assess load-bearing walls, check for signs of settling or movement, and look for evidence of water damage that could compromise structural integrity.

Proper framing is critical to distributing weight evenly throughout the structure. Any significant damage or improper repairs can affect the home's stability.

Roof Structure and Support

From inside, we inspect the roof framing, rafters, trusses, and support beams to ensure they're sound and properly installed. We look for sagging, cracking, signs of water damage, or inadequate support. From outside, we assess the roof surface condition, slope integrity, and overall structural support.

Roof structure is critical to protecting the entire property from weather. Problems here can lead to leaks, interior damage, and costly repairs if not addressed.

Other Structural Considerations

We also evaluate stairs and railings for safety, check for proper support under decks and porches, and inspect masonry and exterior walls for cracks or deterioration. In Colorado, where freeze-thaw cycles are common, we pay special attention to materials affected by temperature swings.

Suspected structural problems are documented carefully in our report with photos and detailed explanations, so you understand the implications and can seek specialist input if needed.
