Understanding the Home Inspection Process

A professional home inspection is a detailed assessment of a property's condition, systems, and structure. Understanding the process — from scheduling through report delivery — helps you prepare and get the most value from your inspection.

Pre-Inspection Preparation

Once you schedule an inspection, we'll confirm the property address, access details, and any specific areas of concern you want us to focus on. Make sure the property is accessible — we'll need access to all interior spaces, attic, basement or crawlspace, electrical panel, water heater, and exterior areas.

It's helpful if the home is clear of clutter, especially in mechanical spaces. Utilities should be on so we can test electrical outlets, plumbing, heating, and cooling systems. If the property will be vacant at inspection time, coordinate key access in advance.

The Inspection Itself

Our inspectors perform a systematic walk-through of the entire property, typically lasting 2–4 hours. We examine the foundation and structural elements, roof and exterior, interior walls and ceilings, flooring systems, windows and doors, electrical panels and outlets, plumbing supply and drainage, heating and cooling systems, insulation and ventilation, and any other built-in appliances or systems.

We photograph findings, take measurements where relevant, and document both positive observations and any deficiencies. We test fixtures, operate systems, and look for signs of past damage, repairs, or maintenance issues.

After the Inspection

Within 24 hours, we deliver a comprehensive written report that includes detailed descriptions of every major building component, photos of significant findings, and clear explanations of any problems we discovered. The report is organized by property area and system, making it easy to understand each finding's implications.

If you have questions about any aspect of the report, we're available to discuss our observations and answer clarifying questions. Many clients schedule a follow-up call to walk through the report section by section.

Using Your Inspection Report

Your inspection report is a tool for negotiation, planning, and budgeting. Buyers can use it to request repairs, credits, or price reductions. Sellers can use it to make proactive improvements. Homeowners can prioritize maintenance and plan for future repairs.

Share the report with contractors to get repair estimates, with your real estate agent to support negotiations, or with your lender if required. The detailed findings give you confidence in your property decision.
