Visual Moisture Assessment
We inspect all areas prone to moisture problems: basements, crawlspaces, bathrooms, kitchens, and areas around windows and doors. We look for visible water stains, discoloration, efflorescence (white mineral deposits), soft or spongy materials, and signs of past water infiltration.
We also check grading and drainage around the foundation to ensure water flows away from the building. Poor grading, clogged gutters, or improper downspout placement can allow water to accumulate against the foundation, creating conditions for seepage and basement moisture.
Identifying Mold and Growth
Mold grows wherever moisture and organic material meet. We visually inspect for visible mold, mildew, or fungal growth in basements, attics, around plumbing leaks, and in areas with past water damage. Visible mold requires attention — typically professional remediation if it covers a significant area.
In Colorado's drier climate, mold is less common than in humid regions, but it does occur in moisture-prone areas. We document visible mold carefully and recommend testing or professional assessment if we suspect hidden growth.
Common Sources of Moisture in Colorado Homes
Basement moisture is common in Colorado, often from seasonal snowmelt or heavy rain. We assess foundation cracks, the presence and condition of waterproofing, and sump pump functionality.
Roof leaks and improper flashing are common moisture sources. We look for water stains on ceilings, attic moisture, and soft framing around roof penetrations. Poor ventilation in attics and crawlspaces can also trap moisture and promote problems.
Recommendations and Next Steps
If we discover moisture problems, we document them thoroughly and explain the likely cause and urgency of repair. Minor seepage may require improved drainage; significant water intrusion may need professional waterproofing or roof repair.
For mold concerns, we may recommend laboratory testing by a specialized firm or a consultation with a remediation contractor. Early intervention prevents problems from worsening and protects both the property and occupants' health.
