Electrical Panel Inspection
The main electrical panel is the heart of your home's electrical system. We inspect the panel for proper grounding, evaluate the circuit breaker or fuse configuration, look for signs of overheating or corrosion, and check for proper labeling of circuits.
Common issues include double-tapped breakers (more than one wire connected to a single breaker), missing knockout holes, overcrowded panels, or improper grounding. These can indicate safety concerns or code violations that should be addressed by a licensed electrician.
Wiring and Cable Assessment
Where accessible, we inspect wiring in the attic, basement, crawlspace, and walls. We look for proper wire gauges, secure fastening, protection from damage, and signs of overheating. Old aluminum wiring, cloth-wrapped knob-and-tube wiring, or improperly spliced wires can pose safety risks.
We also note whether older homes have been selectively updated with modern wiring or whether the entire system is outdated. This helps you understand your home's electrical safety and upgrade potential.
Outlets, Switches, and Safety Features
We test a representative sample of outlets and switches throughout the home to ensure they're properly grounded and functional. We check for GFCI (ground fault circuit interrupter) outlets in bathrooms, kitchens, and wet areas — these are critical safety devices that prevent electrocution.
We also look for proper installation of light fixtures, ceiling fans, and any hardwired appliances. Improper connections or missing safety devices are documented and flagged for correction.
Code Compliance and Upgrades
Electrical codes evolve to improve safety. Older homes may not meet current code standards even if they're functioning. We note outdated practices that, while currently working, may be less safe than modern standards.
Common upgrades in older homes include panel replacement for increased capacity, circuit additions for modern appliance loads, and installation of GFCI protection. These aren't emergencies, but they improve safety and may be desirable for resale value or insurance purposes.
